The standard requirement is a minimum 5% deposit, though some lenders prefer 10 to 20% without government support. Through the First Home Guarantee, eligible buyers can purchase with as little as 5% and avoid paying Lenders Mortgage Insurance. Single parents may be eligible for the Family Home Guarantee, which allows purchases with as little as 2%. The Queensland First Home Owner Grant is currently $30,000 for eligible purchases of new or substantially renovated homes. Eligibility depends on the purchase price, property type, and your residency status, among other criteria. We check your eligibility as part of your initial strategy call so you know from the outset what’s available to you.
No. Our service is at no direct cost to you. We are paid a commission by the lender when your loan settles, and this doesn’t affect the interest rate or loan terms you receive. Because we compare over 40 lenders, we’re often able to identify more competitive options than going directly to a single bank.
It depends on the lender. Some count allowances and overtime in full, others apply reductions, and some exclude variable income components altogether. Because we work exclusively with police, nurses, and teachers, we know which lenders assess frontline income structures most favourably and we structure your application accordingly. This is one of the most practical reasons to use a specialist broker rather than approaching your bank directly.
A formal pre-approval application does involve a credit enquiry, which can have a minor short-term impact on your score. Our initial strategy call and borrowing capacity assessment don’t require a credit check at all, though. We only move to a formal application once you’re well-positioned and ready to proceed, which protects your credit file in the process.
Most lenders assess pre-approval applications within 3 to 10 business days once documentation is in order. We prepare your application thoroughly to reduce the chance of delays and manage lender communication throughout, so you’re not left chasing updates yourself.
